Electric Boiler Installation, Servicing & Repairs in Edinburgh & the Lothians

Heat Tech Scotland installs, services and repairs electric boilers in homes and flats across Edinburgh, the Lothians and the Borders. If your property has no gas supply, or you want to move away from gas, we will tell you honestly whether an electric boiler is the right choice and give you a clear, fixed price to fit one.

Is an electric boiler right for your home?

An electric boiler heats the water for your radiators and taps using electricity instead of burning gas. It connects to the same kind of wet central heating system as a gas boiler, so in most homes your existing radiators and pipework can stay. Electric boilers are an excellent fit for some properties and a poor fit for others. We would sooner tell you that at the start than after the invoice 1:• Flats and tenements where a flue is difficult or not permitted

ELECTRIC BOILER INSTALLATION

Electric Boiler Installation

Electric boilers offer a quiet, compact way to heat your home without gas or a flue. We survey your property, heating system and electricity supply first, then recommend a suitable boiler and provide a fixed written quote.

What to Know Before You Switch

Electricity costs more per unit than gas. Although an electric boiler wastes very little energy at the point of use, replacing a modern gas boiler with an electric model will normally mean higher heating bills.

The difference depends on the size of your home, how well it is insulated and the electricity tariff you use.

Electrical Requirements

Most homes have a single-phase electricity supply, which limits the size of electric boiler that can be installed. The boiler also needs its own dedicated circuit from the consumer unit.

Some properties may need an upgraded consumer unit or main fuse before installation. We check the electrical supply during the survey so you know the full cost before committing.

Types of Electric Boiler We Install

  • Electric heating-only boilers. Heat radiators or underfloor heating and work with a hot water cylinder for taps and showers.
  • Electric combination boilers. Provide heating and hot water from one unit, with a small store of hot water built in.
  • Electric boilers with a hot water cylinder. Ideal where several people need hot water at once and can work with cheaper off-peak electricity or solar panels.

Switching from a Gas Boiler to an Electric Boiler

We handle the whole changeover. Our Gas Safe registered engineers disconnect and remove the old gas boiler and safely cap off the gas supply. We then fit the electric boiler to your existing radiators and pipework where suitable, seal the old flue opening and make good the installation.

Most like-for-like replacements can be completed in a day. Switching from gas to electric, or adding a hot water cylinder, typically takes a little longer.

The Benefits of an Electric Boiler

  • No gas, no flue, no fumes. Nothing is burned, so there is no flue through the wall, no combustion emissions inside the home and no gas pipework required for the boiler.
  • Fits almost anywhere. Compact and with no flue to route, an electric boiler can be installed in a cupboard, under the stairs or in a utility room, subject to the electrical requirements.
  • Quiet. With no burner or fan, electric boilers operate very quietly.
  • Efficient at the point of use. Nearly all the electricity used by an electric boiler is converted into heat, with no heat lost through a flue.
  • Simple and reliable. Electric boilers have fewer moving parts than many gas boilers, meaning fewer components subject to mechanical wear.
  • Lower-carbon heating. An electric boiler produces no combustion emissions in the home, and the carbon intensity of electricity can fall as more renewable generation is used.

Thinking About Switching to Electric?

We will assess your home, heating system and electricity supply, explain whether an electric boiler is suitable, and provide a clear, fixed written quote before any work begins.

Is an Electric Boiler Right for Your Home?

An electric boiler is not automatically the cheapest replacement for every property. Electricity tariffs, insulation, heating demand, the size of your electricity supply and your hot water requirements all matter. We assess these factors at the survey and explain the practical options before you commit to an installation.

ELECTRIC BOILER SERVICING

Electric Boiler Servicing

Keep your electric boiler efficient, reliable and covered by its manufacturer's guarantee with a regular professional service. We check the boiler, electrical components, heating system and hot water cylinder where fitted.

Checking the heating elements, thermostats and safety cut-outs
Checking electrical connections, wiring and controls
Testing the pump, pressure relief valve and expansion vessel
Checking system pressure and looking for leaks
Checking the condition of the system water and inhibitor
Checking the hot water cylinder and its safety valves, where fitted
A written record of the service and anything we recommend

Keep Your Electric Boiler Running Reliably

Electric boilers have no burner or flue to clean, but regular servicing still helps identify worn components, electrical issues, pressure problems and leaks before they develop into costly faults. Most manufacturers also require regular servicing to keep the boiler's guarantee valid.

ELECTRIC BOILER REPAIRS

Electric Boiler Repairs

If your electric boiler has stopped working, our engineers will find the fault and fix it. We diagnose common electrical, heating and control faults and give you a clear price before any repair work starts.

No heating or no hot water
The boiler keeps tripping the electrics
Radiators are only getting lukewarm
Losing pressure or finding leaks around the system
Error codes, faults or a completely blank display
Failed heating elements, thermostats or pumps
Controls, thermostats or programmers not responding

We give you a price for the repair before starting. Where a boiler is older and parts are difficult to find, we will explain the options clearly and tell you whether repairing or replacing the boiler is the better use of your money.

Electric Boilers for Landlords

With an electric boiler there is no gas appliance in the property, which means no annual landlord gas safety check for the heating and no flue to worry about. For flats in particular, that makes an electric boiler a low-maintenance option. We install and maintain electric boilers for landlords and letting agents across Edinburgh and the Lothians, and can arrange access directly with your tenants.

ELECTRIC BOILER FAQS

Electric Boiler FAQs

Clear answers to common questions about electric boiler running costs, installation, servicing, repairs and suitability.

01

Are electric boilers expensive to run?

They cost more to run than a gas boiler, because electricity costs more per unit than gas. In a small, well-insulated flat the difference can be modest. In a large or draughty house it can be significant. An off-peak tariff, a hot water cylinder and solar panels can all help bring the cost down, and we will give you a realistic picture at the survey.

02

How much does it cost to install an electric boiler?

It depends on the boiler, whether you need a hot water cylinder, and whether your electrics need upgrading. A like-for-like electric boiler swap is the simplest job. Switching from gas costs more because the old boiler has to be removed and a new electrical circuit installed. We survey first and give you a fixed written quote.

03

Can an electric boiler heat a whole house?

Yes, within limits. On a standard household electricity supply, electric boilers suit flats and small to medium-sized homes. For a larger property with several bathrooms, the heat demand may be more than the supply can deliver, and we would recommend a different system.

04

Can I keep my existing radiators?

In most cases, yes. An electric boiler connects to the same radiators and pipework as a gas boiler. We check their condition at the survey and flush the system as part of the installation.

05

Do electric boilers need servicing?

They need less attention than a gas boiler, but a regular service is still worthwhile and is usually a condition of the manufacturer's guarantee. If you have an unvented hot water cylinder, its safety valves should be checked every year.

06

Will my electricity supply need to be upgraded?

Sometimes. An electric boiler draws a lot of power and needs its own circuit. Depending on the size of the boiler and the age of your installation, the consumer unit or main fuse may need upgrading. We check this at the survey and include any work in your quote.

07

Do I need a flue or a gas supply?

No. An electric boiler burns nothing, so it needs neither. That is why they are so popular in flats and in properties off the gas grid.

08

How long does an electric boiler last?

With regular servicing and clean system water, an electric boiler can last 15 years or more. With fewer moving parts than a gas boiler, there is less to go wrong.

09

Is an electric boiler better than a heat pump?

A heat pump is far cheaper to run, because it produces several units of heat for each unit of electricity. An electric boiler costs much less to install, takes up very little space and needs no outdoor unit. For a small flat with no outside space, an electric boiler is often the practical choice. For a house with room for one, a heat pump is worth considering.
