Heat Tech Scotland looks after the heating, hot water and plumbing in offices, shops, hospitality venues, rental portfolios and community buildings across Edinburgh, the Lothians and the Borders. Our Gas Safe registered engineers hold commercial gas qualifications, issue clear paperwork, and schedule work around your opening hours. As a Worcester Bosch Accredited Installer, we install selected Worcester Bosch gas and LPG boilers and can offer extended manufacturer guarantees of up to 12 years on eligible installations. The exact guarantee depends on the boiler, system filter, installer arrangement and current Worcester Bosch terms, so we confirm this as part of your quotation rather than using a one-size-fits-all promise.
When the heating fails in a home, it is uncomfortable. When it fails in a business, it costs money. Staff can't work in a cold office, customers don't linger in a cold shop, and a café without hot water can't trade at all. We built our reputation on domestic work across Midlothian and Edinburgh, where turning up on time and explaining things properly earned us 84 five-star Google reviews. We bring the same standards to commercial premises, with a few things businesses need on top: visits planned around trading hours, certificates and service records issued promptly for your compliance file, and one point of contact who knows your building. Our engineers are qualified for commercial gas work as well as domestic, so we can look after everything from a single shop unit or rental flat to larger commercial boilers and plant rooms.
Reliable commercial heating, boiler and gas services designed around your building, your working hours and your operational needs.
An annual service keeps your boiler efficient, catches worn parts before they fail in January, and keeps the manufacturer's warranty valid. We service everything from the wall-hung boiler in a small office to larger commercial boilers and plant room installations, across all the major manufacturers. We test the flue and combustion, check safety devices and controls, and leave you with a written service record.
If you have several boilers or several sites, we will line the visits up so everything is done in one go and falls due on the same date each year.
No heat, no hot water, pressure dropping, or a boiler that keeps locking out? Our engineers diagnose faults across all major boiler brands and carry common parts to fix as much as possible on the first visit. Where a boiler is beyond economic repair we will tell you plainly, with the numbers, so you can make the decision.
We offer same-day and out-of-hours call-outs for commercial customers, and maintenance contract customers are prioritised.
As accredited Worcester Bosch installers, we fit new boilers with long manufacturer-backed guarantees, from a single wall-hung boiler to larger commercial heating systems. For commercial premises we size the system to the building and the way you use it, not just a like-for-like swap, and we plan the changeover to keep disruption low.
Most replacements can be completed outside your busiest hours, with temporary heating arranged where it is needed.
Every installation is registered with Gas Safe and the manufacturer, and you receive the Building Regulations compliance paperwork for your records.
Poorly controlled heating is one of the biggest avoidable costs in a commercial building. We can help improve comfort, efficiency and control with:
If you run a workplace, the Gas Safety (Installation and Use) Regulations require your gas appliances and pipework to be kept in a safe condition, and an annual check by a Gas Safe registered engineer is the accepted way to show it. If you let residential property, including HMOs and holiday lets, an annual landlord gas safety record is a legal requirement.
We carry out commercial and landlord gas safety inspections, issue the certificate the same day, and send a reminder before the next one is due so it never lapses.
Burst pipes, leaking joints, failed valves, overflowing cisterns, taps that won't shut off. We isolate the problem quickly to limit water damage, carry out a lasting repair, and can provide a short written report for your insurer or landlord where it is needed.
We install, replace and repair toilets, urinals, basins, sinks, taps and showers in customer washrooms, staff kitchens and welfare areas. That includes accessible WC fit-outs, water-saving taps and flush controls, and thermostatic mixing valves that keep hot water at a safe temperature in nurseries, care settings and public washrooms.
We supply, install and maintain hot water for commercial premises, from point-of-use water heaters over a single basin to stored hot water for a busy salon or guest house. We are G3 qualified to install and service unvented hot water cylinders. If your hot water runs out at peak times or takes too long to come through, we can assess the system and recommend a fix.
Moving into a new unit or refitting an existing one? We work alongside your shopfitter, builder or electrician to install and alter hot and cold water supplies, wastes and heating pipework, all in line with the Scottish Water byelaws. We are happy to quote from drawings.

Clear answers to common questions about commercial boiler servicing, gas safety, emergency call-outs, maintenance and heating services.
At least once a year. Annual servicing is what manufacturers require to keep a warranty valid, what most commercial insurers expect, and the accepted way for an employer to show that gas appliances are being kept in a safe condition. Boilers that work hard, such as those in hospitality or buildings heated seven days a week, can benefit from a mid-year check as well.
Employers and those in control of workplaces have a legal duty to keep gas appliances, flues and pipework safe. An annual inspection and certificate from a Gas Safe registered engineer is the standard way to meet and evidence that duty, and insurers and licensing authorities commonly ask to see it. For rented residential property, including HMOs and holiday lets, an annual landlord gas safety record is a specific legal requirement.

It depends on the type and number of boilers and how accessible they are. A single standard boiler in a shop or office costs much the same as a domestic service. Larger commercial boilers take longer and are priced accordingly, and multiple appliances or sites are priced as a package. We give a fixed price before any work is booked.
